Hi, my name is Max Mulhern. If I know anything, I know that no one wants to feel uncomfortable doing business with someone they’ve never met before, so here’s a little bit about me to break the ice. I grew up in Marshall, a fairly small town that everyone seems to know, but never has a reason to go to! I spent a lot of my childhood fishing and really gaining a love for the outdoors. I consider myself a very hard working individual, I workout 5-6 days a week with a fairly strict eating regimen. I’m driven to perform at my highest and best use. After spending a few years in customer service I decided it was time to pursue that little nitch I had knocking in the back of my mind, Real Estate! I’ve loved every bit of the process so far and I find it so satisfying to be able to share my knowledge with any and all clients to try and create the most stress free contract. Buying or selling a house should be exciting and I feel as though that’s something I can bring to the table. I strive to be top class whilst maintaning a “go getter” attitude. Rock Realty has given me the great opportunity of representing them and I couldn’t be more excited to help clients with the home transaction process for a firm that really sets a bar high in terms of professionalism, innovation, and truly a die hard team that gets the job done. Get to know Max!

Why do you love what you do?
I love going to the gym, I have a strict regimen of about 6 days a week that I spend in the gym. It’s a really good way to not only help me keep my health in check, but in addition to that its a good way to keep my head clear when working with a large number of clients on a regular basis. A clear head is imperative in this line of work, and I take pride in making sure to have as many smooth closings as possible!
What hobbies do you have and what do you do for fun?
I’m an outdoorsy guy for the most part… I also really enjoy to travel and spend as much time with family and friends as I can. I’m a “people person” at heart, so whenever I can hangout and chat with my loved ones, I’m a happy guy!
What do you like most about living in Wisconsin?
The thing I love most about Wisconsin would probably be its strong real estate market. Being an agent that can bounce around different counties in search of helping countless amounts of clients find the home of their dreams has always been something that I’ve loved and enjoyed.
What makes you proud to be a real estate agent?
Im proud to be an agent because of the simple fact that you get to help someone literally change their life. Not only that, but the connections you can build in a career path such as this one is practically priceless. I’m proud to say that I’ve acquired many friendly relationships, with countless parties~ being an agent.
Give an example of how you helped save a deal as a buyer’s agent that might normally have fallen through.
In this line of work, you have to be able to thrive in adversity… One transaction that really represents that would actually be one of my most recent ones. It started off just like any other transaction… however, when working with lenders that may be located in other states, sometimes coordinating can be extremely tough. Anyways, the lender scheduled an appraisal and flagged a few random items that most local appraisers wouldn’t flag. After having fixed these items, they were essentially taking FOREVER to reapprove the transaction. I spent about 6 days in a row on the phone with this large lending company, each session being about 2-3 hours long trying to get ahold of the specific people that were managing the transaction. If there’s any lesson to be learned, it would be that you should always choose a local lender. Also, you should always choose an agent that is going to make things happen, it could cost you a deal!
Give an example of a deal that a buyer was able to get out of because of how you drafted the offer.
There’s only a few ways to get out of an offer, one of the most popular being the inspection contingency.. I’ve used this contingency a countless number of times, and I can’t stress it enough that any and all buyers should check this contingency in an offer if they want to be safe from making a bad decision. I recently had a client that didn’t have this contingency in their offer ( which I don’t recommend ) However, the morning before closing we had done a final walk-through of the property verifying that everything was in check, we ended finding a great deal of mold hidden behind some stuff that the seller has laid out.. We ended not closing on this deal by the skin of our teeth, but it was due to understanding that something of this nature is an incredibly strong defect that could adversely affect the purchaser of this home.. I advocated strongly, thoroughly, and to the best of my ability for my client, and we were able to get them out of the deal free and clear… In addition, we also saved anyone else with the intent of purchasing this property without prior knowledge of the mold issue.. It was a deal gone wrong, no doubt… But we also saved someone from making what could’ve been, a grave mistake.
What previous transaction meant a lot to you and why?
All of my transactions hit a special place in my heart for me, but the most recent would be a friend that I had helped secure a home… It’s always so heart warming to go on showings, negotiate, and guide someone that you’ve known for awhile.. Not to mention, all of the laughs along the way, it really just makes for such a great experience all around.
What are some mistakes to avoid as a home buyer?
ALWAYS GET A HOME INSPECTION EVEN IF YOU DON’T THINK YOU NEED ONE! (:
